To the best of your knowledge, the appliance must be in full working order for us to carry out the service. If your appliance is not working, you should book it in for a repair before having it serviced.
It is a necessity that all rented property have an annual Gas Safety Inspection and Certificate issued by a Gas Safe Registered Engineer. Your property will also require an Energy Performance Certificate (EPC).
